West Hawthorn Urban Design Framework

Approval of Amendment C69

The Minister for Planning has approved Amendment C69, which seeks to implement the recommendations of the West Hawthorn Urban Design Framework.

The Amendment was approved in the form adopted by Council at the Urban Planning Special Committee meeting on 2 August 2010, with the exception of the following:

  1. Development at 46-52 Burwood Road, Hawthorn (Precinct 1) must not exceed 24 metres. Development at the street frontage must not exceed 10 metres and subsequent built form must be set back from the street frontage by 5 metres.

The Minister has approved an increased height for Healthbridge Hawthorn Private Hospital which varies from Council's adopted position. Council had approved a mandatory height of 16 metres for Precinct 1 which includes the subject site. Council's adopted position on the street frontage heights and set back requirement have been retained.

The variation in height controls will facilitate a development currently being proposed at the subject site.

  2. Amendment C69 has been approved on an interim basis until 31 January 2013.

The Minister will monitor the impact of the approved mandatory height controls in meeting housing and commercial needs in West Hawthorn. In light of this, Amendment C69 has been approved until 31 January 2013 only. Council will need to apply for an extension to these controls or seek permanent controls, pending the 31 January expiry date.
